Five apartments, one house — and five different answers.
The short answer: for two, Cosy; for four in real beds, Sky; for five with two bathrooms, Classy; for six in three separate double bedrooms, Charmy; from seven upwards, 360. Why, is below.
All five are in the same house on Brunnfeldweg, all have their own kitchen, ski room and bike room. The difference lies in the number of bedrooms, the bathrooms — and in where the last person sleeps.
The five at a glance
The guest numbers are maximum occupancies, not wishful thinking. What they mean is in the last column:

The question no table answers
“4–6 guests” is quickly written. What matters is where the last person sleeps — in their own room or on the sofa bed in the living room. Over a week that makes a difference no square metre makes up for:
- Cosy
- Two sleep in the double bedroom, the third and fourth on the double sofa bed in the living room.
- Classy
- Four sleep in two double bedrooms, the fifth on the sofa bed.
- Sky
- Two double bedrooms for up to four guests — everyone in a real bed, no sofa needed.
- Charmy
- Three separate double bedrooms for six guests — everyone in a real bed. None of our other apartments can do that.
- 360
- Two double bedrooms and a triple room for seven, plus an extra sleeping place for the eighth guest.
If you travel as four or as six and nobody should sleep on the sofa, Sky and Charmy are the two apartments that manage it without compromise.
Decided by group size
- For two
- Cosy is made for it — 40 m², one double bedroom, balcony. If you want more room, take Sky: 75 m², two bedrooms, a large kitchen-living room and a bathtub.
- For four
- Sky, if everyone should sleep in a bed. Cosy, if two of you are children and the sofa bed is fine. Classy, if two bathrooms matter more than square metres.
- For five
- Classy: two double bedrooms, sofa bed for the fifth guest — and with two bathrooms and two separate WCs the calmest morning routine in the house. Or 360, if you want space rather than plumbing.
- For six
- Charmy. Three separate double bedrooms, two bathrooms, 90 m² — six guests without a single sofa bed.
- For seven or eight
- 360: our largest apartment with 110 m², three bedrooms, two bathrooms and a separate WC. Beyond that, two apartments can be combined — just ask us.
What is the same in all five
You do not need to compare these, because they come with every apartment — at no extra charge:

One cost that shapes the choice
Extra guests cost € 15 per person per night — but from a different headcount: for Cosy, Classy and Sky from the third guest, for Charmy and 360 only from the fourth. If you travel as three or four, it pays to work that out. All rates, extras and the long-stay discount are on the prices page.

Where can six people stay in Oetz?
In Charmy (4–6 guests, three separate double bedrooms, two bathrooms, 90 m²) or in 360 (5–8 guests, 110 m²). Charmy is the only apartment where six guests fit without a sofa bed.
Which apartment has two bathrooms?
Classy (two bathrooms plus two separate WCs), Charmy (two bathrooms) and 360 (two bathrooms plus a separate WC). Cosy and Sky each have one bathroom and a separate WC.
Is there an apartment with a bathtub?
Yes, Sky. All the others have a shower. In return, Sky has no balcony of its own but access to the large sun terrace of the house.
Which is the cheapest apartment?
Cosy is the smallest and therefore the cheapest. The current starting rates for all five are on the Offers & prices page — they change with the season and the length of stay.
Can you book two apartments together?
