Always included: bed linen and towels, Wi-Fi at 550 Mbit/s, smart TV with Netflix and Prime (own subscription), ski room with boot heating, bike room and parking at the house. We charge nothing extra for any of it.
When Oetz is at its cheapest
If you are flexible with dates, the off-season is worth a look — the same apartment, a noticeably lower price, and the valley almost to yourselves.
June, before the holidays begin: the trails are clear, Lake Piburg is warming up, and it is noticeably cheaper than in August.
Best snow conditions, empty pistes, moderate prices. If you are not tied to the Christmas holidays, this is your window.
Frequently asked questions about prices & booking
How do I get the long-stay discount?
The 5 % long-stay discount is deducted automatically by our booking system from 7 nights. You do not need to enter a code or ask us for it — the price in the booking summary already includes the discount.
Can I cancel free of charge?
Yes. Cancellation is free of charge up to 31 days before arrival. From 30 days before arrival 70 % of the booking value is due, from 6 days before arrival 90 %, and in case of a no-show 95 %.
What does a holiday apartment in Oetz cost per night?
Our five apartments start at € 75 per night for the Cosy (40 m², 2–4 guests) and go up to € 204 per night for the 360 (110 m², 5–8 guests). The actual price depends on the travel dates and the number of guests — the availability check shows it up to date.
What costs are added to the nightly rate?
The final cleaning (€ 60 to € 120 depending on the apartment, one-off) and the statutory visitor tax of € 5 per person per night from age 15. Optional: pets € 20 per night (max. € 100 per stay) and € 15 per person per night from the 3rd or 4th guest. Bed linen, towels, Wi-Fi and the ski room are included, and the 10 % VAT is part of the price.
How much is the deposit?
We ask for 30 % of the booking value as a deposit by bank transfer. You settle the remaining amount on site or as agreed.
Is booking directly with you cheaper than via Booking.com?
Yes. The portals add a commission on top of the price, and that falls away with a direct booking. On top of that: special requests, an earlier arrival or questions about the apartment are sorted out directly between us instead of through a portal chat.
